Overview
Agranté Realty, a residential developer with nearly three decades of experience across North India, announced on 28 September 2026 its next phase of growth in the National Capital Region (NCR). The expansion builds on its historic portfolio, which includes 10,000 dwelling units delivered across roughly 600 acres of developed land.
New NCR Projects
The company’s current NCR offerings consist of two distinct projects. Kavyam, described as the "finest affordable project across NCR," was advanced through the pandemic‑induced disruptions, with the developer maintaining regular construction updates and homeowner communication. Vanmaya Premium Residences, located in Sector 106, Gurugram off the Dwarka Expressway, is a gated community of 404 low‑rise homes designed at a density of 61 homes per acre. The development emphasizes lower density, ample open space, natural light, landscaped gardens, a bird park, and outdoor leisure areas, reflecting a shift in urban homebuyer preferences toward privacy and green surroundings.
Financial and Land Position
Agranté reiterates its commitment to remain debt‑free, citing the risk of excessive financial exposure during volatile periods. The firm currently holds a debt‑free land bank of approximately 150 acres in Bareilly and Rudrapur, which it plans to develop in phases over the coming year.
Historical Context and Philosophy
Founded in the 1990s by Arvinder Singh, the company’s first notable development was Sun City, a 72‑home horizontal community completed in 1998. Over the years, Agranté expanded across Tier I and II markets, delivering 10,000 units and developing about 600 acres into complete residential habitats. The experience of navigating the pandemic and a challenging project at Beethoven’s 8, where the developer halted new bookings and continued construction using its own resources, reinforced its view on developer responsibility and homeowner accountability.
Founder’s Statement
Arvinder Singh emphasized that Gurugram represents a natural next chapter due to its growth and aspirational buyers. He highlighted the importance of keeping homeowners informed, stating, "A customer should know what is happening with their home and should be able to reach you." The founder underscored that creating long‑term value for homebuyers must precede merely expanding business size.
Strategic Outlook
Agranté’s NCR expansion aims to blend its three‑decade‑long construction philosophy—focusing on planning, quality, infrastructure, and communication—with evolving buyer expectations for space, privacy, and sustainable living. The company intends to retain these fundamentals while delivering the new Kavyam and Vanmaya projects, positioning itself for continued growth in the premium and affordable segments of the NCR market.
