Barclays raised its recommendation on Swedish property company Castellum AB from Underweight to Equal Weight on 6 July 2026 and increased its price target from SEK 105 to SEK 130 per share. The analyst note indicated that the stock’s price was largely unchanged in afternoon trading, moving in line with a 0.3% rise in the OMX Stockholm 30 Index.
Asset Disposals and Capital Allocation Plan
Castellum announced disposals of property assets amounting to approximately SEK 18 billion. Barclays highlighted that the company intends to allocate roughly 60% of the disposal proceeds to an expanded share buyback programme, with the remaining 40% earmarked for debt reduction. The broker noted that the transactions demonstrate Castellum’s ability to sell large portfolios at or near book value, thereby easing concerns about execution of its “Back to Basics” strategy and providing greater flexibility in capital allocation amid fragile investor confidence in Nordic office real estate.
Earnings Forecast Adjustments
Barclays revised its forecast for recurring profit per share, lowering it by about 8% for fiscal year 2026 and by roughly 7% for fiscal year 2027. The downgrade reflects the expectation that the loss of rental income from the disposed assets will outweigh the financing savings generated by the debt‑paydown and the benefits of the share repurchase programme.
Operational Outlook and Rating Rationale
Despite the near‑term technical support expected from the buyback, Barclays cautioned that Castellum continues to face weak leasing conditions, modest rental‑growth rates, and ongoing pressure on occupancy across Nordic office markets. Consequently, the broker stopped short of assigning an Overweight rating, stating that the company’s risk‑reward profile has become more balanced rather than outright attractive. Barclays indicated it will look for clearer evidence of improving leasing activity, stabilising occupancy, and stronger organic earnings growth before moving to a more constructive stance.
