Project Launch and Investment

BuildSpace, an industrial and logistics infrastructure platform headquartered in Navi Mumbai, announced the launch of the Sahakar Logistics Park in Bhiwandi, Mumbai Metropolitan Region. The Grade‑A+ warehousing project spans 42 acres and involves a total investment of Rs 265 crore. Under an exclusive mandate covering development management, EPC, marketing and leasing, BuildSpace will execute the project end‑to‑end through its BuildVALUE vertical.

Financial Structure

The project has achieved financial closure. Sahakar Global Limited, a subsidiary of the Sahakar Group, has infused Rs 100 crore of equity, and a consortium of lenders has committed additional debt financing to fund the development.

Physical Specifications

Sahakar Logistics Park will deliver approximately 1.3 million sq ft of leasable area distributed across five Grade‑A+ buildings. Individual building sizes will range from roughly 30,000 sq ft to 700,000 sq ft, allowing for build‑to‑suit (BTS) configurations. The master plan includes wide internal roads, optimized traffic circulation, dedicated parking with electric‑vehicle charging stations, drivers’ restrooms, centralized power and water supply, landscaped gardens, a visitor and gate‑management system, and a modern park‑management office.

Target Occupiers and Market Context

The park is designed for third‑party logistics (3PL), e‑commerce and quick‑commerce tenants, offering flexible layouts to meet diverse warehousing and operational needs. According to the Managing Director and CEO Rohan Latad, Bhiwandi accounts for 85 % of the Mumbai Metropolitan Region’s logistics demand in Q2 CY26, underscoring the strategic relevance of the location. Industry reports indicate that in H1 CY26 the region recorded 6.6 million sq ft of Grade‑A/A+ demand against a supply of 3.5 million sq ft, highlighting a pronounced demand‑supply gap.

Strategic Location Advantages

Bhiwandi offers direct highway frontage with heavy‑vehicle access to the Samruddhi Mahamarg and the Pune, Nashik and Agra corridors, facilitating freight movement across regional and national markets. The site is also within approximately 85 km of Jawaharlal Nehru Port Authority and has proximity to both Chhatrapati Shivaji Maharaj International Airport and the upcoming Navi Mumbai International Airport, enhancing connectivity to maritime and air‑cargo networks.

Construction Progress and Sustainability Goals

Construction is underway, with pre‑engineered building (PEB) erection in progress for the first building and the second building at the plinth stage. BuildSpace is pursuing an Indian Green Building Council (IGBC) Platinum rating for the park, incorporating solar‑ready roofing, water‑reuse systems and on‑site sewage treatment to meet its sustainability objectives.

Timeline

The park is expected to begin accommodating occupiers in December 2026, with full operational commencement scheduled for March 2027.
