Overview
HiLITE Group disclosed a Rs 25,000 crore investment commitment over the next five years to develop approximately 50 million sq ft of built‑up area across Kerala. The development portfolio spans retail malls, information‑technology parks, healthcare facilities, educational institutions, residential complexes and commercial projects.
Tier‑2 and Tier‑3 Expansion Strategy
The group is rolling out two standardized formats: HiLITE Centres for emerging Tier‑2 cities and HiLITE Countryside for smaller Tier‑3 towns. Both formats retain the Group’s infrastructure, safety and customer‑experience standards while curating a tenant mix that reflects local preferences and supports regional entrepreneurs.
Recent Launch and Pipeline
On 19 June, HiLITE inaugurated a 300,000‑sq‑ft HiLITE Countryside outlet in Chemmad, Malappuram district. Subsequent projects under construction include HiLITE Centres in Kunnamkulam, Mannarkkad and Nilambur, and a HiLITE Countryside development in Thamarassery.
Flagship World Trade Center Kozhikode
The flagship project, WTC Kozhikode, is a 12.5‑million‑sq‑ft mixed‑use development situated at HiLITE City on the Kozhikode Bypass (NH 66). The total investment is USD 680 million. Its first tower, the WTC Learning Park, comprises a 214,000‑sq‑ft education hub and is nearing completion. The entire complex is being constructed with a steel structural framework.
New Retail‑Leisure Destination
HiLITE Boulevard, slated to launch shortly on Willingdon Island, will be Kerala’s first waterfront retail and leisure destination, focusing on food‑and‑beverage, entertainment, recreation and immersive attractions.
Entertainment and Food‑Service Expansion
The Group’s multiplex chain, Palaxi Cinemas, will expand across the new Centres and Countryside projects, targeting roughly 250 screens in the coming years. Its home‑grown café brand, Hug a Mug, which currently operates 13 outlets—including the newly opened Chemmad location—aims to reach 100 outlets across Kerala within the five‑year horizon.
IT Park Initiatives
HiLITE is developing YOO Hub Trivandrum at Technopark Phase III, marketed as India’s first branded IT park. The project is a Rs 300 crore luxury partnership with global design brand YOO and the International Workplace Group (IWG). Additionally, Cyber Hub and Cyber Tower are under development at Cyberpark, Kozhikode, to provide modern office spaces for technology firms, startups and other enterprises.
Education and Healthcare Ventures
The Group’s education arm, The White School International, Kerala’s first International Baccalaureate Continuum school, is expanding its footprint through strategic partnership models across multiple cities. In the health‑wellness segment, Mandara Women’s Wellness by Elanine is being positioned as India’s first holistic wellness centre dedicated exclusively to women, blending advanced wellness technologies with traditional practices.

Ajil Muhammed, Chief Executive Officer of HiLITE Group, stated that every Tier‑2 and Tier‑3 project will adhere to consistent quality and safety standards while strengthening local economies, creating retail‑led employment and establishing a connected network of retail, leisure and education destinations across Kerala.
