Puravankara’s Entry into Delhi‑NCR

Puravankara Limited (NSE: PURVA | BSE: 532891) announced that its wholly‑owned subsidiary, Prudential Housing and Infrastructure Development Limited, has been allotted a 13.44‑acre land parcel in Greater Noida, Delhi‑NCR. The site offers a saleable potential of approximately 4.57 million square feet and an estimated gross development value (GDV) of about Rs 5,200 crore. This acquisition represents Puravankara’s maiden foray into the Delhi‑NCR residential market and is the largest land transaction the company has undertaken in FY27.

Managing Director Ashish Puravankara stated that the Greater Noida location provides a combination of scale, infrastructure momentum and long‑term demand, making it a meaningful first step for the company’s north‑Indian expansion. He emphasized disciplined capital deployment while pursuing a Rs 5,200 crore development opportunity.

CEO‑West & Commercial Assets Rajat Rastogi highlighted the region’s infrastructure‑led growth, citing proximity to the Yamuna Expressway and the upcoming Noida International Airport at Jewar as catalysts for economic and employment expansion. He noted that the project will bring Puravankara’s differentiated design and quality to the NCR market and that the firm will continue evaluating further opportunities that meet its return and capital‑efficiency criteria.

Including this Greater Noida acquisition, Puravankara’s FY27 business development across Delhi‑NCR, Mumbai and Bengaluru now spans roughly 10.74 million square feet of saleable area, with an aggregate GDV of approximately Rs 14,100 crore. The company is pursuing a mix of outright land purchases, joint‑development agreements and other capital‑efficient structures to strengthen its pipeline while selectively expanding into new high‑growth geographies.

The announcement follows a recent Rs 2,600 crore redevelopment win in Goregaon West, Mumbai, underscoring the firm’s continued momentum in expanding its development pipeline across key markets.
