Announcement

Sameera Group, a South‑India integrated township developer, announced on 14 October 2026 its entry into the industrial and logistics real‑estate segment with a new development in Sriperumbudur, Chennai.

Project Details

The company will invest approximately ₹150 crore to build a 450,000 sq ft Grade A industrial and logistics park. Construction is set to commence shortly, with the facility expected to be completed and operational within 12 to 15 months. The development is designed for light‑industrial manufacturing, e‑commerce, third‑party logistics (3PL) and other logistics occupiers. Sustainability is a core focus: the master plan targets IGBC Platinum certification, incorporates rooftop solar readiness, rainwater harvesting, wastewater recycling, energy and water monitoring, and EV‑charging infrastructure.

Market Context

The launch coincides with strong growth in Chennai’s warehousing market. According to Knight Frank’s India Warehousing Market Report 2026, 8.3 million sq ft of warehousing transactions were recorded in 2025, a 42 % year‑on‑year increase. Manufacturing accounted for 59 % of total demand. Within the city, the Sriperumbudur‑Oragadam cluster contributed 77 % of all warehousing transactions in 2025, underscoring its status as the dominant industrial and warehousing micro‑market.

Expansion Plan

Beyond the maiden park, Sameera Group outlined a five‑year expansion strategy involving an estimated ₹1,800 crore investment to develop 5‑6 million sq ft of industrial and logistics space across South India. Land has already been acquired for future projects in Chennai, Hosur and Bengaluru, with each site at varying planning stages.
