Swan Realty, the real estate arm of Swan Corp Limited, announced the launch of “Bodhi”, a luxury low‑density residential development located in Jayanagar, Bengaluru, Karnataka. The project covers approximately 30,000 sq ft of land and will comprise 24 four‑bedroom residences, each exceeding 4,000 sq ft. The design limits the building to only two apartments per floor, providing a private‑home feel within an apartment setting.
Design and Architecture
The development is designed by Kembhavi Architecture Foundation (KAF) employing a “biophilic amorphous” concept that seeks to mimic natural forms and create seamless indoor‑outdoor connections. Key design elements include large landscaped private decks, abundant natural light, panoramic views, a Sky Garden, a Sundowner Court, a Koi pond, and a stargazing deck.
Amenities
Bodhi will offer a curated set of amenities such as a temperature‑controlled swimming pool, a wellness and fitness centre, a celebration lounge, and a recreational room.
Regulatory and Timeline
The project is registered with the Karnataka Real Estate Regulatory Authority under registration number PRM/KA/RERA/1251/310/PR/170126/008409. Completion is scheduled for March 2028.

Swan Realty has been active in residential and commercial development since 2004 and has delivered over 40 lakh sq ft across Mumbai, Bengaluru, and Hyderabad. Its previous Bengaluru project, Cardinal One in Yeshwanthpur, was successfully delivered, reinforcing its market positioning.
