Overview

India’s branded‑residences market has expanded from a handful of pioneering launches to a national pipeline comprising 46 projects across 18 cities. Of these, nine projects are complete and 37 are under construction or announced. Independent industry estimates indicate that branded homes in India command a price premium of roughly 25 % to 40 % over comparable unbranded stock, a margin that is determined during feasibility, brand selection and deal structuring, well before any unit is sold.

The Branded Residences Summit (TBRS 2.0)

The second edition of the Branded Residences Summit, branded TBRS 2.0, will be held on 7‑8 October 2026 at the JW Marriott Mumbai Sahar. The two‑day event will host over 250 delegates and more than 50 Indian and international speakers. Registration closes on 5 October 2026 via www.tbrs.co.in.

Programme Highlights

  • Day One opens with an optional closed‑door Developers’ Masterclass focused on feasibility, brand fit and reasons a brand may walk away from a deal. Seats are limited. The main programme begins at 14:00 with the launch of the third edition of the NOESIS Branded Residences Report, followed by sessions on the legal architecture of clean deals and the underwriting mathematics. The day concludes with the Branded Residences Awards and a gala dinner.
  • Day Two shifts to execution, covering brand partnerships, hotel‑led versus standalone models, sale‑and‑lease‑back structures and pre‑launch sales. Developers will present live projects rather than theory.

Key developers presenting on underwriting, pre‑launch sales and taking a branded landmark from land to launch include Atul Chordia (Panchshil Realty), Navdeep Sardana (Whiteland Corporation), Palaniappan Ampa (AMPA Group), Kalpesh Mehta (Tribeca Developers) and Yukti Nagpal (Gulshan Group). Capital‑Market Roundtable
