Launch Overview
Anshul Singhal, a real‑estate veteran with over two decades of experience, has launched Vantrock Real Assets Private Limited (VRAPL), an operator‑led platform headquartered in Mumbai. The platform’s initial focus is on warehousing, industrial and logistics parks, targeting a total development of approximately 11.5 million sq ft with a gross development value (GDV) of about INR 4,200 crore (approximately USD 434 million) on completion.
First Phase Details
The first tranche comprises roughly 3 million sq ft, valued at INR 1,100 crore (USD 113 million), to be sited across the National Capital Region (NCR), Bengaluru and Pune. Land for these projects is already in advanced stages of negotiation, documentation and regulatory approval. Construction is slated to commence in 2027, with the first rental income expected from 2028 onward.
Subsequent Development
The remaining ~8.5 million sq ft will be spread across the same three markets plus the Mumbai Metropolitan Region (MMR). These assets will be operationalised in phases over the next 12‑18 months. Vantrock is targeting strategic infill parcels ranging from 15 to 60 acres, each offering development potential of 0.4 to 1.5 million sq ft.
Asset Strategy
Vantrock’s strategy covers the full logistics chain—from port to doorstep—including big‑box, build‑to‑suit, multi‑storey, last‑mile, dark stores, self‑storage, cold‑chain, industrial plots, workforce accommodation and mixed‑use developments that may incorporate office or retail components where demand dictates.
Future Expansion
Beyond warehousing, the platform plans to enter additional real‑asset categories in later phases, such as Global Capability Centres (GCCs), suburban office campuses, strata offices, data centres and other infrastructure assets, each pursued as a distinct, sequenced strategy.
Refurbishment Model
Vantrock will also acquire existing Grade‑B warehouse buildings—either outright or via joint ventures—and refurbish them to Grade‑A standards within six to twelve months, a timeline that is less than half that required for new construction and at a substantially lower cost.
Funding Structure
Project financing will be sourced through a mix of equity, construction debt, forward funding from institutional buyers, and joint‑venture, joint‑development or long‑term lease‑hold structures with landowners and capital partners.
Market Context
CBRE’s research identifies a Grade‑A warehousing supply shortfall of roughly 117 million sq ft in India between 2026 and 2031, concentrated in high‑value corridors near Tier‑1 cities. Vantrock’s market study, prepared by CBRE, confirms that demand from 3PL operators, e‑commerce players and manufacturing occupiers is outpacing quality supply, and the gap is expected to widen through the end of the decade.
Industry Endorsements
Rami Kaushal, Managing Director – Consulting & Valuation at CBRE India, highlighted the platform’s purpose‑built approach to address the inflection point in India’s Grade‑A warehousing market. Chairman of the Board, Shailesh V. Haribhakti, emphasized the governance and compliance focus required to upgrade existing stock to global standards.
