Financial performance – H1 2026
The developer reported underlying profit attributable of HK$5.07 billion for the six months ended 30 June 2026, a 66% increase over the same period a year earlier. Reported profit rose 41% to HK$4.09 billion, even after accounting for a HK$981 million fair‑value loss.
Segment highlights
Revenue from Hong Kong property development surged 212% year‑on‑year to approximately HK$11.88 billion. Pretax profit from the Hong Kong development segment reached HK$3.3 billion, driven in part by a HK$1.57 billion gain arising from the Hong Kong government’s resumption of certain land lots in the New Territories.
Dividend and pipeline
The company kept its interim dividend unchanged at HK$0.50 per share. It also announced plans to launch eight new Hong Kong development projects for sale in the second half of 2026, providing a pipeline that could sustain sales through the remainder of the year.
Market context
The strong results contrast with a regional property sector that has been under prolonged stress, highlighted by defaults and restructurings across mainland Chinese developers, the liquidation and delisting of Evergrande, and persistently weak housing demand in mainland China. Henderson Land’s performance therefore offers a rare bright spot in an otherwise subdued market.
