Asset-Right Expansion Strategy

Completed Acquisitions:

  • Property undergoing comprehensive renovation to be relaunched as 'ITC Hotels' branded luxury resort & spa by Q3 FY27

Planned Acquisition (Q2 FY27):

  • 100% stake acquisition in GHK Hospitality and Infrastructures Limited (Welcomhotel Ahmedabad)
  • 130-key operational hotel in Ahmedabad
  • Enterprise Value: ₹155 crores (debt-free, cash-free basis)
  • Transaction expected to complete within current quarter

New Signings and Pipeline:

International Operations (Sri Lanka)

ITC Ratnadipa Performance:

  • Delivered positive EBITDA in Q1 FY27
  • Sustained RevPAR leadership position
  • Revenue: ₹38 crore, EBITDA: ₹11 crore for Q1 FY27
  • Progressive handover of Sapphire Residences continued (16 apartments handed over till date)

Sustainability Initiatives

Renewable Energy:

  • 1.5 MWp captive solar plant commissioned at ITC Grand Bharat, Delhi NCR
  • Total installed renewable energy capacity now at 52.4 MW

LEED Certifications:

  • ITC Royal Bengal accredited with LEED® Zero Water certification (13th hotel with this certification)
  • Welcomhotel Vadodara accredited with LEED Platinum® certification (24th hotel with this certification)
  • Company has the largest number of LEED Platinum® certifications in the world (24 hotels)
  • First 12 hotels in the world to be LEED® Zero Carbon certified
  • First 13 hotels in the world to be LEED® Zero Water certified

Growth Outlook and Targets

Footprint Expansion:

  • Current: 14,300+ operational keys (40% owned / 60% managed)
  • Target by 2031: 22,000+ operational keys (33% owned / 67% managed)

Capital Allocation:

  • 10-12% of cumulative revenue allocated towards operating Capex, renovations, new builds & expansion projects

Macroeconomic Context

The operating environment was marked by heightened uncertainty and volatility due to West Asia conflict, which disrupted air travel and added to inflationary pressures. India remains the world's fastest-growing major economy with IMF estimating FY27 Real GDP growth at 6.4% and FY28 at 6.7%. RBI raised its FY27 inflation forecast to 5.1% amid emerging food and fuel price pressures.
