This disclosure provides a chronological update on a legal matter concerning Oberoi Realty Limited's project 'Three Sixty North' in Gurugram.
Initial Court Order (July 7, 2026):
- The Hon'ble Punjab and Haryana High Court, Chandigarh, passed an order in a Writ Petition (CWP-14816-2026) filed by Advance India Projects Limited against the Director, Department of Town and Country Planning Haryana (DTCP) and others.
- The court directed the DTCP to decide a complaint filed by the petitioner by a specified date.
- As an interim measure, the court ordered that until the complaint was decided, "no further allotment shall be made by the respondent Nos.3 to 14 to any further prospective allotee nor shall any further third-party rights be created by them."
- The company clarified that this order did not impact existing sales already concluded and that there was no stay on construction.
DTCP Decision (August 13, 2026):
- The DTCP, in compliance with the High Court's order, heard the representation from Advance India Projects Limited.
- Vide an order dated August 13, 2026, the DTCP rejected the representation, stating it was "without any merit."
- The DTCP order affirmed that Licence No. 69 of 2025 dated May 12, 2025, and the approval for a change of developer in favor of Oberoi Realty Ltd. dated June 17, 2025, were "legally intact."
- Consequently, the restriction on new allotments and creating third-party rights imposed by the High Court's July 7 order ceased to be operative.
New Interim Court Order (September 16, 2026):
- The Hon'ble High Court issued a new interim order dated September 16, 2026, in the same Writ Petition.
- The court directed that "interim direction issued by this Court vide order dated 07.07.2026 to the extent of direction that no further allotment shall be made, will continue till the next date of hearing."
- The next date of hearing before the Hon'ble High Court is scheduled for September 25, 2026.
Project and Financial Impact:
- As of the date of this disclosure (September 17, 2026), the company has allotted approximately 13.16 lakh sq. ft. of RERA carpet area (equivalent to 22.51 lakh sq. ft. of saleable area) in the project.
- The approximate booking value for these allotments is ₹7,891 crore.
- The company clarifies that the current interim order does not impact these existing allotments.
- The company reiterates that there is no stay on the construction of the project.
- The company's assessment is that the interim order "does not have any material adverse impact on the business and operations of the Company."
