Overview

The Pune Metropolitan Region Development Authority (PMRDA) announced that it is preparing a two‑decade structural development plan for the Pune Metropolitan Region, with a focus on core infrastructure, mobility and economic decentralisation. The draft plan will be prepared shortly and the final version is slated for completion within the next 18 months.

Event Context

The announcement was made during the inaugural session of PROP CONNECT 2026, one of India’s largest one‑day real estate conferences, jointly organised by the Professional Realtors of Pune (PROP) and the National Association of Realtors‑India (NAR‑India) at the JW Marriott. The conference was inaugurated by PMRDA Commissioner Dr. Abhijit Chaudhari and attended by PMRDA Additional Commissioner K. Manjulakshmi, CREDAI Pune President Manish Jain, developer Atul Chordia, NAR‑India Chairman Emeritus Ravi Varma, and a host of other industry leaders. More than 2,000 realtors from 38 cities and over 300 developers and industry partners participated.

Core Plan Highlights

The plan will initially prioritise strengthening road networks, transport infrastructure, water resources, hilltops and environmentally sensitive no‑development zones, with land‑use zoning to be addressed later after regional planning provisions are considered. A flagship component is the creation of 18 Growth Centres across the Pune Metropolitan Region, an initiative driven by NITI Aayog and the Maharashtra government. These centres will be sited around metro stations and other strategically identified locations, and will function as thematic business hubs and industrial clusters intended to generate employment, attract investment and alleviate development pressure on the city core.

Infrastructure Updates

The commissioner highlighted that the first 12 stations of Metro Line 3 are expected to become operational by the end of the current month, while the remaining stretch of the corridor is targeted for completion by the end of 2026. He also underscored the importance of the regional ring road project, which will enhance connectivity and open new zones for urban expansion. Additional Commissioner K. Manjulakshmi reiterated that easing Pune’s traffic congestion remains a priority and that the expanding metro network together with the ring road will significantly improve regional mobility. She also called for additional water‑treatment capacity to meet the city’s growing demand.

Economic Impact

Together, the growth‑centre initiative, the metro expansion, the ring road and the proposed international airport – described by the commissioner as a “game changer” – are expected to create opportunities across industry, construction, education, healthcare and tourism, thereby boosting the region’s overall economic potential and employment generation.

Industry Perspectives

CREDAI Pune President Manish Jain described real‑estate consultants as “co‑developers” bridging developers and homebuyers, urging them to uphold professionalism and customer satisfaction. PROP President Udayan Mane said the strong participation reflected the growing strength of the organised real‑estate community and that the conference aimed to provide direction on emerging trends such as artificial intelligence, automation, entrepreneurship and business expansion. Sessions on AI and automation were delivered by Vaibhav Sisinty, the future of the real‑estate market by CA Sarthak Ahuja, and business‑growth strategies by Rajiv Talreja.

Panchshil Realty Spotlight

A special leadership conversation titled “The Panchshil Story” featured Atul Chordia, Chairman of Panchshil Realty. Chordia recounted the company’s evolution from its first project, EON Park in 2002, to its current portfolio of premium residential, commercial, hospitality and infrastructure projects spanning millions of square feet. He attributed Panchshil’s success to timely project delivery, a strong customer commitment and a long‑term vision, and expressed pride in contributing to Pune’s emergence as an internationally recognised city.
