Sugee Group Launches 52‑Acre Thane Waterfront Development
Sugee Group has unveiled Sugee Lake District, a landmark 52‑acre waterfront development in Thane West, Mumbai, announced on August 26, 2026. The project is situated opposite Korum Mall, near Cadbury Junction in Khopat, with a prime frontage on the Eastern Express Highway, marking Sugee Group’s entry into the Thane market.
The development is envisioned as a world‑class business district reflecting Thane’s sustained economic growth and its emergence as one of the fastest‑growing commercial real‑estate markets in the Mumbai Metropolitan Region. It will host Grade A++ commercial offices offering panoramic lake and city views, high‑street retail, fine dining, and a six‑acre lake‑view promenade, creating a destination where people can work, connect, recharge and spend time beyond the office.
In line with sustainable development goals, the project is registered under LEED (Leadership in Energy and Environmental Design), underscoring its focus on environmentally responsible design, resource efficiency and high‑performance spaces.
The design team comprises architect Hafeez Contractor, a Padma Bhushan recipient, with Sterling serving as the structural consultant and Skidmore, Owings & Merrill (SOM) undertaking the peer review, bringing globally recognised design and engineering expertise to the project.
Founder and Managing Partner Nishant Deshmukh said the district is intended for businesses, brands, entrepreneurs and investors seeking more than a conventional commercial address, offering Grade A++ spaces, retail, dining, wellness amenities and a six‑acre lake‑view promenade to support growth, connection and long‑term value for occupants and the wider Thane community.
Architect Hafeez Contractor added that the site’s natural lake setting is integral to the district’s identity, aiming to create a commercial destination of international standards that feels open, people‑centric and timeless, with connectivity, landscape and architecture unified. He noted that no comparable commercial development currently exists in Thane, Mumbai or India.
The first commercial landmark within the broader development will be a ground‑plus‑45‑storey tower. Office units will range from approximately 800 sq ft to 6,000 sq ft, with the option to combine adjoining units. Typical floor plates will be about 46,000 sq ft, providing flexibility for businesses of varying sizes and future expansion plans. The tower will be equipped with 46 high‑speed elevators and dedicated service elevators to ensure efficient movement.
Amenities include a rooftop lounge, café, fitness centre, steam room, pickleball court, turf, indoor games room, a crèche, pet crèche, medical room and a red‑light therapy room, all designed to support the everyday needs and well‑being of working professionals.
Strategically located near Cadbury Junction with highway frontage, Sugee Lake District offers convenient access to Thane’s established residential neighbourhoods, business districts, retail destinations and civic infrastructure. Connectivity will be further enhanced by the expanding metro network, the Borivali–Thane Twin Tunnel, Thane Coastal Road, a proposed bullet‑train station, the redeveloped Thane railway station and the Thane Integral Ring Metro. Regional connectivity will be bolstered by the Samruddhi and Mumbai–Vadodara expressways, Virar–Alibaug Multimodal Corridor, Goregaon–Mulund Link Road, Delhi–Mumbai Industrial Corridor and proximity to the international airport.
Positioned around Thane’s identity as N.I.C.E.™ (New India’s City of Economic‑Growth™), Sugee Lake District aims to become a distinctive new centre for enterprise, opportunity and modern work, offering businesses a landmark address, professionals an environment to thrive, and investors a stake in Thane’s next chapter of commercial growth.
